Missouri Real Estate Wholesaler Disclosure

Missouri now requires a separate written disclosure at least fourteen calendar days before a covered residential wholesaling contract.

The practical version

What this option actually changes

A direct as-is offer can remove repairs, public showings, buyer financing, and a traditional listing timeline. It does not remove the need for a clear contract, title work, honest information, and a settlement statement.

01

What the new law covers

Missouri Revised Statutes section 407.3600 defines wholesaling for one-to-four-unit residential property and sets disclosure, signature, timing, cancellation, and enforcement rules.

02

Our transparency commitment

If a proposed transaction falls within the statute, the required disclosure should be provided in the required form and time. A wholesaler acts on the wholesaler’s own behalf—not as the homeowner’s agent—and may seek profit through an assignment or novation.
